If you're replacing the floors in a Sacramento-area home, you'll almost always end up choosing between three options: luxury vinyl plank (LVP), laminate and hardwood. All three can look like real wood. The difference is in how they handle the way you actually live — and the house you actually have.
Here's how we help homeowners in Sacramento, Elk Grove and nearby make the call.
The short answer
| Luxury vinyl plank (LVP) | Laminate | Hardwood | |
|---|---|---|---|
| Water | Waterproof plank | Water-resistant (varies by product) | Not for wet areas |
| Feel underfoot | Softer, quieter | Firm | Warm, solid |
| Scratches | Good | Very good | Can scratch and dent |
| Can it be refinished? | No — replace planks | No — replace planks | Yes, sanded and refinished |
| Best for | Kitchens, baths, kids, pets, rentals | Living areas, bedrooms, busy households | Living and dining rooms, long-term homes |
Now the details that matter here in the valley.
1. Sacramento summers are hard on floors
Long stretches of triple-digit heat, dry air and big day-to-night swings make every floor move a little. Wood and wood-based products expand and contract the most; vinyl moves too, especially in rooms with big sliding doors and direct afternoon sun.
None of that rules a floor out. It just means installation matters more than the product: letting the material acclimate, leaving proper expansion gaps at every wall, and choosing the right underlayment. That's the difference between a floor that stays flat for years and one that gaps or buckles after its first summer.
2. Is your home on a concrete slab?
Most newer homes in Elk Grove, Natomas, Rancho Cordova and other parts of the region are built on a concrete slab. That affects your options:
- LVP works very well over a slab, as a floating floor or glued down.
- Laminate floats over a slab with the right underlayment.
- Solid hardwood generally isn't nailed over concrete. If you love real wood on a slab, engineered hardwood is usually the answer.
Many older homes in neighborhoods like Land Park, East Sacramento or Curtis Park sit on a raised foundation — and sometimes there's original hardwood hiding under the carpet. In that case, hardwood refinishing may be worth a look before you replace anything.
3. Kitchens, bathrooms, laundry rooms
If the floor will see water — a kitchen sink, a bathroom, a laundry room, a dog's water bowl — LVP is the safest choice. The plank itself won't swell from spills or mopping.
Laminate has come a long way and many products are now water-resistant, but resistance varies a lot from line to line. Hardwood is beautiful in a kitchen only if you're comfortable wiping up spills quickly and accepting some wear over time.
4. Kids, pets and busy households
- Dogs: laminate usually resists claw scratches best; LVP is quieter and handles accidents and water bowls better.
- Small kids: LVP is softer and quieter underfoot.
- Rentals: LVP is one of the most common choices — durable, waterproof, and a damaged plank can be replaced.
5. How long you're staying
If this is your long-term home, hardwood can be sanded and refinished years from now, so it can look new again. LVP and laminate can't be refinished, but they hold up very well, and a damaged plank can be swapped out.
If you're planning to sell in the next few years, buyers in our area tend to respond well to clean, consistent wood-look floors throughout — and LVP or laminate get you there for most budgets.
So which one should you choose?
A simple way to decide:
- Will it get wet? Go with LVP.
- Do you want real wood that can be refinished, and is the room dry? Go with hardwood (engineered if you're on a slab).
- Living areas and bedrooms where scratch resistance matters most? Laminate is a great value.
Many homes end up with a mix: LVP in the kitchen, laundry and bathrooms, and the same look continuing into the living areas so the whole floor flows.
